Appeal to health-conscious renters. Younger renters in particular weight amenities heavily in their search — nearly half of Gen Z renters in recent survey data called amenities a top priority when choosing where to live, well above older generations.

Competitive differentiation in dense markets. In markets where units are otherwise comparable on price and finishes, a genuinely well-equipped gym — not just a token treadmill in a corner — is one of the few amenities that's difficult and expensive for a competing property to quickly replicate.
